Strategies
Investment strategies, explained
What each strategy involves locally and what to check before you buy. We do not publish yields, vacancy rates or appreciation figures; we build them for each property from sourced data.
Main Line rental properties
Single-family homes, twins and condominiums near stations, downtowns, hospitals and colleges. Purchase prices are high relative to rents in many towns, so many Main Line rentals are bought with appreciation and tenant quality in mind as much as cash flow.
Check: Township rental licensing and inspections, occupancy limits, and property taxes that differ by township.
Multifamily investments
Duplexes, converted Victorians and small apartment buildings, most often near Lancaster Avenue and the rail stations. Two-to-four-unit buildings can use residential financing; five or more units usually need commercial loans.
Check: Whether every unit is legally permitted, separate utilities, fire separation and egress, and the actual rent roll and leases.
Student and university-adjacent housing
Villanova, Bryn Mawr, Haverford, Rosemont and Eastern create seasonal rental demand nearby. Leases often follow the academic year, and turnover and wear can be higher.
Check: Local limits on unrelated occupants, parking rules, rental licensing, and lease timing around the academic calendar.
Transit-oriented rentals
Homes and apartments within walking distance of a Paoli/Thorndale Line, Norristown High Speed Line or Cynwyd Line station appeal to commuters and to renters without a car.
Check: Rail noise, parking for tenants, and how station or service changes could affect demand.
Condominium investments
A lower entry price and less exterior maintenance, but association fees and rules shape the return.
Check: Rental caps or minimum lease terms in the bylaws, reserves, pending special assessments and fee history.
Value-add acquisitions
Dated or under-rented properties where renovation, better management or adding legal units could raise income or value.
Check: Contractor bids before you offer, permit and zoning feasibility, and holding costs while work is done.
Fix-and-flip
Buy, renovate and resell. Profit depends on the purchase price, renovation budget, schedule and resale value, all of which carry risk.
Check: Realistic after-repair value from comparable sales, contingency for surprises in older houses, and transfer tax on both purchase and sale.
BRRRR
Buy, rehab, rent, refinance, repeat: renovate a property, rent it, then refinance to recover some of your cash for the next deal.
Check: Appraisal risk at refinance, lender seasoning rules, and the rate on the new loan.
DSCR financing
Debt-service coverage ratio loans qualify the property's rent against its debt payment rather than your personal income. They typically carry higher rates and fees than conventional loans.
Check: The lender's required coverage ratio, prepayment penalties and how rent is verified.
Portfolio growth
Growing from one property to several: when to refinance, when to sell, how to spread risk across locations and property types, and when professional management makes sense.
Check: Concentration in one township or tenant type, reserves for capital repairs, and financing limits as the portfolio grows.
Pennsylvania 1031 exchange education
A like-kind exchange can defer federal capital gains tax when you sell investment property and buy a replacement, under strict identification and closing deadlines and with a qualified intermediary. Pennsylvania did not allow this deferral for its personal income tax until Act 53 of 2022, effective for tax years beginning in 2023, and realty transfer tax can still apply to the transfers.
Check: Deadlines set by federal rules, the qualified intermediary, and state treatment. Work with a CPA and attorney; we coordinate the real estate side.
Cash flow versus appreciation
Some properties earn steady cash flow with modest price growth; others cost more relative to rent and rely more on long-term value. Neither is guaranteed. We model both with your financing so you can see the trade-off.
Check: Your time horizon, reserves, and how the deal performs if rents fall or rates rise.

Common questions
What returns should I expect?
Returns depend on the property, price, financing and how it is managed, and no return is guaranteed. We model realistic scenarios, including downside cases, so you can judge the risk yourself.
Do you publish rental yields or appreciation rates for these towns?
No. Those figures change and depend on the specific property, so we build them for each deal from sourced, dated data such as comparable rents and sales. We do not publish general yield or appreciation claims.
Do you give tax or legal advice?
No. We provide real estate analysis and brokerage services. For tax strategies such as 1031 exchanges, or for legal questions, we work alongside your CPA and attorney.
Can you help with a 1031 exchange?
Yes, on the real estate side: identifying replacement properties within your deadlines, analysis and negotiation, and coordinating with your qualified intermediary, CPA and attorney.
