Privacy Policy
Last updated October 25, 2026
This policy explains what information iNIAZ (“we”) collects through iniaz.com, how we use it and the choices you have.
Information we collect
- Information you give us when you submit a form: your name, email, phone number (optional), property address (optional), timeline and message.
- Usage information collected automatically, such as pages viewed, referring site, campaign parameters, browser type and approximate location derived from your IP address.
How we use it
- To respond to your inquiry and provide the real estate services you ask about.
- To understand how the site is used and improve it.
- To protect the site against spam, fraud and abuse.
- To comply with legal and regulatory obligations.
We do not sell your personal information.
Market update emails
If you subscribe to market updates, we keep your email address, the areas you chose and the date and wording of the consent you gave, in the customer system we use to run our business. Every update includes an unsubscribe link; unsubscribing takes effect immediately, and we keep a record of it so you are not emailed again. We use this information only to send the updates you asked for.
The iNIAZ Assistant
The assistant gives automated answers using iNIAZ listings, community guides, articles and calculators, with the help of an AI service provider (OpenAI). Before your message is sent, email addresses, phone numbers and long account-like numbers are removed. We do not store the conversation; it stays in your browser tab until you close it or clear it. Please do not share personal or financial details in the chat. If you ask for a follow-up, you choose what to send us in a contact form.
Calculators, reports and offer reviews
Figures you enter in our calculators, offer comparisons and investment reports are calculated in your browser and are not stored by us. A share link carries those figures in the web address, so anyone you give the link to can see them, and like any page address it can appear in our site analytics when the link is opened; it contains no name or contact details. If you request a Builder Offer Review and choose to include your comparison, the summary is sent with your request like any inquiry. Our website does not accept document uploads; please do not send Social Security, bank or account numbers, or loan applications through our forms.
My iNIAZ: saved homes, searches and alerts
Saved homes and searches are stored in your browser. “Remember my visits” (which shows what changed since your last visit) is off unless you turn it on. You can delete all of it at any time in My iNIAZ. If you ask for email alerts, what you saved is sent to our team with your request, like any inquiry, and the alerts you receive include a way to stop them. Recommendations use only the homes and searches you saved, never information about you.
Follow-up after an inquiry
When you send an inquiry, a licensed team member follows up personally. You may receive one automated email confirming we received it. We send automated follow-up emails (such as new matching listings) only if you tick the separate, optional box for them, and every one has an unsubscribe link. We use rules to sort inquiries by what you asked for and your timeline, so the right person replies quickly; this never affects the service anyone receives.
Text messages
We send automated text messages only if you tick the separate, optional text-message box, which records the wording you agreed to and when. Consent to texts is never a condition of any purchase. Message frequency varies and message and data rates may apply. Reply STOP to stop texts at any time, or HELP for help. We do not share your mobile number or text consent with third parties for their marketing.
How inquiries are handled and kept
Inquiries go to our customer-management systems (ReAiXo and IIIINT), which we use to respond and follow up. We also keep a copy in our own secured database so that no inquiry is lost if one of those systems is briefly unavailable; that copy is used only to deliver and follow up on your inquiry. With each inquiry we include how you arrived at the site (for example a search engine, an email or an ad campaign, and an ad click identifier if you came from a Google ad), so we can tell which of our marketing works. This is never used to decide who receives service.
Site improvement
To improve the site we sometimes show visitors one of two versions of a page element. A first-party cookie remembers which version you saw, and your browser remembers how you first arrived (for example, from a search engine or an email, never which page or who you are). Which version you saw is reported to our site analytics and, if you send an inquiry, included with it. If your browser sends Global Privacy Control or Do Not Track, you always see the standard version and none of this is recorded.
Analytics and advertising
We use Google Analytics to measure site traffic, and Google Tag Manager to manage the measurement tags on the site. Google Analytics uses cookies to collect usage information. You can opt out with the Google Analytics opt-out browser add-on.
We also use the Meta Pixel, which tells Meta (Facebook and Instagram) when you visit pages on this site, so we can measure our ads and show ads to people who have visited. Meta may use cookies and combine this with information it already has. If your browser sends Global Privacy Control, the Meta Pixel and Google Tag Manager do not load. You can also manage ad preferences in your Meta ad settings. The information you type into our forms is not sent to Meta or Google.
Sharing
We share information only with service providers that help us run the site and our business (for example, cloud hosting and email delivery), with professionals involved in your transaction when you ask us to, or when the law requires it.
Retention and security
We keep inquiry information for as long as needed to serve you and to meet record-keeping requirements. Data is stored with encryption at rest on Amazon Web Services and access is limited to authorized staff.
Your choices
You can ask us to access, correct or delete your information, or to stop contacting you, by emailing Email us. Depending on where you live, you may have additional rights under state privacy laws.
Children
This site is not directed to children under 13, and we do not knowingly collect their information.
Changes
We may update this policy. The date at the top shows when it last changed.
