Buying
Find the right home at the right price.
What we do for buyers
Budget and pre-approval
We help you understand total monthly cost and connect you with lenders to compare.
Search that fits
We narrow the market to homes that match your criteria, budget and commute.
Pricing context
Before you offer, you see recent comparable sales and what they tell us about value.
Inspections
We explain findings and help you decide what to ask for, repair or walk away from.
Negotiation
Offer strategy, contingencies and counteroffers handled with your priorities first.
Closing
Deadlines, documents and walk-through coordinated so closing day is uneventful.
The buying process
Step 1Consultation
Goals, budget, must-haves and timeline.
Step 2Pre-approval
Know your numbers before you fall in love with a house.
Step 3Tour and offer
See homes, compare value and write a strong offer.
Step 4Inspect and close
Due diligence, final terms and keys in hand.
Main Line
Buying on the Main Line
Older houses, split townships and larger lots make Main Line purchases more involved than most. Here is the extra work we do.
Main Line property acquisition
Most Main Line towns are split between townships, counties and school districts. We confirm all three for every home you consider, along with its tax bill, zoning and commute.
Historic-home considerations
Stone walls, slate roofs, steam heat and decades of additions. We help you plan specialist inspections, check permits and historic-resource listings, and budget for upkeep.
Estate property due diligence
For larger lots: subdivision rights, easements, septic and well, outbuildings, steep slopes and shared driveways, reviewed before your inspection period ends.
Community comparisons
Side-by-side comparisons of housing, transportation and sourced market figures, so you can weigh towns on facts. We never rate schools or neighborhoods.
Luxury homes
Buying a luxury or estate home
Valuation with few comparable sales, specialist inspections and negotiation around timing and terms. We bring the same documented approach to every price point, with added discretion.

New construction
Buying from a builder
A newly built home comes with its own pricing, contracts and timelines. Here is where we help.
Builder pricing
Base prices, lot premiums and options add up quickly. We compare the full purchase price, not the advertised starting price.
Buyer representation
The builder's sales team represents the builder. We represent you, ideally from your first visit, since some builders require agent registration up front.
Upgrade selection
Design-center choices can add tens of thousands of dollars. We help you decide which upgrades are worth doing now and which can wait.
Incentive comparisons
Price reductions, closing-cost credits and rate buydowns affect your costs differently. We put them side by side.
Contract review
Builder contracts differ from standard resale agreements. We walk through deposits and deadlines with you and recommend an attorney for legal questions.
Delays and walkthroughs
Completion dates can move. We plan around estimated timelines, independent inspections and the final walkthrough and punch list.
Common questions
Does it cost anything to work with a buyer’s agent?
How a buyer’s agent is paid is set out in a written buyer agreement you sign before touring homes. Compensation is negotiable, and we walk you through every option and cost up front.
How much do I need for a down payment?
It depends on the loan program. Some programs allow low down payments, while others require more. A lender can tell you what you qualify for, and we can introduce you to several to compare.
How long does buying a home take?
Many purchases close 30 to 45 days after an accepted offer. The search before that can take anywhere from a few weeks to several months.
Why does the township matter if the mailing address says Wayne or Bryn Mawr?
Mailing addresses on the Main Line often cross township and county lines. The township decides the property taxes, zoning and public school district, so we confirm it from the parcel record for every home you consider.
Should I get special inspections for an older stone house?
Often, yes. Beyond a general inspection, consider a sewer camera, chimney, roof (especially slate) and heating-system specialist. We help you schedule them within your inspection period.
Relocation
Moving to the Main Line from somewhere else?
We help relocating buyers compare towns on commute, housing, taxes and amenities, plan efficient touring trips, and buy from a distance when needed.
