Main Line and luxury homes
Selling a distinctive home
Historic houses, estates and higher-value homes need more preparation and a more deliberate launch. Here is how we approach them.
Pricing and valuation
A written valuation with each comparable sale and adjustment explained. For distinctive homes with few comparables, we widen the search carefully and say where the uncertainty is.
Estate property preparation
For larger or older homes: pre-listing inspections, a repair and grounds plan, and documentation buyers will ask for, such as septic, well, permits and surveys.
Professional photography and virtual tours
Professional photos and floor plans on every listing, with aerial, twilight and virtual tours where they suit the property and are permitted.
Luxury home marketing
Presentation, timing and channels chosen for the property, with weekly reporting. Our luxury page explains how we handle higher-value and historic homes.
Confidential seller consultations
Talk through value, timing and options privately before anything is public. Limited or private marketing must follow MLS rules, and we explain the trade-offs.
Negotiation and marketing strategy
Offers compared on net proceeds, financing strength, contingencies and timing, and a negotiation plan agreed with you before the first offer arrives.
Common questions
How do you decide on a listing price?
We compare your home with recent sales of similar homes nearby, then adjust for size, condition, features and current market conditions. You get the full analysis, not just a number.
Should I make repairs before listing?
Sometimes. Safety issues and obvious deferred maintenance usually pay off. Large remodels often do not. We will tell you which is which for your home.
What does it cost to sell?
Typical costs include brokerage commission (which is negotiable), closing costs, any agreed repairs and moving. We give you an estimated net-proceeds sheet before you list.
Can I sell privately, without my home appearing online?
Sometimes. MLS rules, including Bright MLS policies on office-exclusive listings, limit how a home can be marketed privately. Fewer buyers usually see it, which can affect price and time on market. We explain the options before you choose.
Do I need to disclose problems with an older home?
Pennsylvania sellers must complete a property disclosure statement covering known material defects. Our guide to the Pennsylvania seller disclosure explains what it covers.
