Gladwyne, Villanova, Wayne, Bryn Mawr, Berwyn and Devon compared for luxury buyers: land, architecture, townships, school districts, rail and town centers.

Philadelphia's Main Line is not one market. It is a string of towns, each with its own land, architecture, township and pace of life. This guide compares six that come up most often in higher-value searches: Gladwyne, Villanova, Wayne, Bryn Mawr, Berwyn and Devon. It sticks to checkable facts. We do not rank towns or schools, and we do not quote prices here; for a specific home we build a valuation from current comparable sales. For the buying process itself, see our Main Line luxury home buyer's guide.

Rail stations are on SEPTA's Paoli/Thorndale Line. Township, county and school district depend on the exact address, so always confirm them from the parcel record.
Gladwyne
Gladwyne, in Lower Merion Township, is hilly and heavily wooded and borders the Schuylkill River. Many homes sit on larger lots along winding roads, and the commercial area is a small village center. There is no train station; residents use the stations in Bryn Mawr, Haverford or Ardmore, and the I-76 interchange is close.
Housing includes former estates, stone colonials, carriage houses and newer custom homes. The Gladwyne and Mill Creek historic districts include some of the oldest buildings on the Main Line. Due diligence often covers slopes and streams, private septic and well systems, long driveways and Lower Merion's historic resource inventory. More in the Gladwyne guide.
Villanova
Villanova is organized around Lancaster Avenue, Villanova University and the rail line. Streets are leafy, and many homes are former estate houses or newer homes built on subdivided estate land. Stoneleigh, now a public garden, shows the scale of the area's early-20th-century country houses.
An address may be in Radnor Township (Delaware County) or Lower Merion Township (Montgomery County), with different taxes, zoning and school districts, so confirm the township first. For homes near campus, consider event-day traffic and parking. See the Villanova guide and our Gladwyne vs. Villanova comparison.
Wayne
Wayne has one of the Main Line's most active downtowns: independent shops, restaurants and services around the Wayne station and Lancaster Avenue. Housing ranges from Victorian and stone homes near the center to larger properties on the edges and newer homes on in-fill lots.
Most of Wayne is in Radnor Township, but parts fall in Tredyffrin Township (Chester County) and Upper Merion Township (Montgomery County). That changes taxes and the public school district, so check the address. More in the Wayne guide and Living in Wayne, PA.
Bryn Mawr
Bryn Mawr combines a walkable business district along Lancaster Avenue with tree-lined residential streets and Bryn Mawr College. Housing runs from condominiums and smaller homes near the center to larger single-family homes toward the edges.
The town is split between Lower Merion Township and Radnor Township, so an address may be in either township and school district. See the Bryn Mawr guide and Living in Bryn Mawr, PA.
Berwyn
Berwyn is farther west, in Chester County, in Tredyffrin and Easttown townships. Its business district is smaller and quieter than Wayne's or Bryn Mawr's, and it has its own station on the Paoli/Thorndale Line. Housing mixes older homes near the station with mid-century and newer homes on larger lots.
Price differences between Berwyn and the towns to the east depend on the specific home, its lot and the current market, so compare recent sales for the homes you are considering rather than relying on reputation. See the Berwyn guide and our Wayne vs. Devon vs. Berwyn comparison.
Devon
Devon is home to the Devon Horse Show and Country Fair, held each spring since 1896. Many surrounding streets keep a country character, with larger lots, mature landscaping and a mix of historic and updated homes. Most of Devon is in Easttown Township, with some addresses in Tredyffrin Township.
If you are near the showgrounds or Lancaster Avenue, consider show-week traffic and road noise. More in the Devon guide and Living in Devon, PA.
Choosing between them
No town is "best"; the right one depends on what you need from a home. A few questions narrow the list quickly:
- Land and privacy or a walkable center? Gladwyne and much of Villanova lean toward larger, wooded lots. Wayne and Bryn Mawr have downtowns you can walk to.
- How will you commute? Every town here except Gladwyne has a Paoli/Thorndale Line station; Gladwyne is closest to I-76.
- Which township and school district? Several of these towns cross township and county lines. Confirm both for each address; see our Main Line school districts guide for how to check.
- What kind of house? Historic estates, stone colonials and newer custom homes appear in all six, but in different proportions. Our guide to historic Main Line stone homes covers what to inspect.
- New or existing? Most of the Main Line is built out, so new homes usually come from teardowns and subdivided estate lots. See new construction for how we evaluate a builder's offer.
