  • Whether incentives differ between a quick move-in home and a home not yet started.
  • The full price sheet for the specific home and lot: base price, lot premium, options and upgrades.
  • Which incentives apply to this home, what each requires, and when each expires.
  • Whether any incentive depends on using the affiliated lender or title company, and what changes if you use your own.
  • The deposit schedule, design-selection deadlines, and when each payment becomes non-refundable.
  • How the estimated completion date can change, and what the contract says about delays.
  • Your right to independent inspections (pre-drywall and final) and the walkthrough process.
  • The warranty document itself, before you sign.
